The Action:
During the slow summer season, Rosedale homes can take a month or two to move, putting several homes in competition with each other. But this semi-detached house spurred a dozen buyers to book showings and another 20 to attend the open house within the first week, which concluded with an offer the sellers accepted.

What They Got: This heritage designed Victorian not only preserves its 120-year-old brick façade with leaded glass and arched windows, but was restored of its period details, such as ceiling medallions and cornice mouldings in areas such as the fireside living room and formal dining room with 10-foot ceilings.

Between 2010 and 2014, the kitchen was revamped with stainless steel appliances, heated sandstone floors and mahogany panelled cabinetry, as well as opened up to a skylit family room addition with a gas fireplace and deck with a new box garden on the 22-by-143-foot lot.

The top two floors of the 2,870-square-foot house contains a den with an antique fireplace and three bedrooms, including a master suite with a dressing room and largest of four bathrooms with heated limestone floors, whirlpool tub and steam shower.

A fourth bedroom and recreation room round out the 1,074-square-foot basement.


The Agent’s Take:
“Detached homes start about $2.5-million in the neighbourhood and … there are very few Victorian, semi-detached homes, so only a couple a year sell,” agent Sue Mills says.

“At that price point, it’s an entry-level into South Rosedale, so it appeals to people downsizing and younger families wanting to take advantage of local schools.”

Another major benefit was how the home’s history was respected in the renovation. “It was a nice blend of that character and charm combined with some modern updates,” Ms. Mills says.

“The thing that most appeals to people looking to downsizing was it had an excellent second floor with a master suite with a hotel quality ensuite and dressing room … and guests or children could stay on the third floor.”
